Standard Cleaning Specification


Areas to be cleaned
 
All common parts from Ground to Top floor including external basement area and basement vaults.
(If appropriate). Internal cleaning includes the external front entrance to each block.
 
Duties to be carried out & frequency
  • Once per week
  • Vacuum all carpeted areas throughout.
  • Wash and clean stair nosing’s each visit 
  • Sweep and mop all hard floor surfaces.
  • Sweep and mop (where necessary) front entrance area and steps.
  • Polish brass fittings to front doors and entry phone panels.
  • Ensure front doors and surrounds are clean.
  • Dust and polish all edges, ledges, sills, skirting and balustrades.
  • Clean lift, and lift threshold, and lift carriage - (where applicable).
  • Sweep and keep clean basement steps and basement area, clean basement vaults - (where applicable)
  • Remove rubbish.
 
Once per month
  • Damp wipe paint work throughout.
  • Take down and wipe lampshades throughout.
  • Clean all communal windows

As & when basis
  • Disinfect basement vaults, dustbin yard and bin areas.
  • Check and replace faulty light bulbs immediately (these would be charged out to you on a quarterly basis).
  • Cut away Estate Agents boards wiring attached to the property.
  • Remove any one off stains on carpeting.
 
Twice per annum
  • Remove weeds from paving at front of property - say May to October.
 
Additional supplies
  • The cost for supplying light bulbs to be charged on a quarterly basis.
 
                     Note:
This is our "Standard" specification that we use initially on all sites. With the help of residents we can agree a "Bespoke" specification for your site.
 
We strongly recommend that residents form a garden committee which will achieve the best results from the gardening contractor. Having paid for their time if they are directed how to spend that time each week, they will do what residents want done, and not just routinely cut the grass as their first job.
