Project ManagementProject management is the overseeing of a building or maintenance project and involves the following process:
- Preparation of a detailed specification of works.
- Preparation of a tender document or package including contractual terms.
- Obtaining three or more competitive tenders.
- Analysis of tenders received to establish which offers best value for money (not always the cheapest)
- Placing the contract with successful bidder.
- Administering the contract and inspecting the works through to satisfactory completion
We have our own in-house building surveyor who can carry out the project management process when required. There is an additional charge for this, of between 10% and 12.5% of the contract price, depending upon the value and complexity of each project, plus VAT and disbursements.
Residents are of course free to nominate an alternative surveyor of their choice if they wish.
Choice of Contractors
Residents are always able, indeed are encouraged, to put forward names of contractors they would like to be included on any list of tenderers; after all, it is your money so it’s only fair!
Residents may only put forward names before tenders have been received, not after tender prices are known, as this is unfair and non-competitive on other companies.

Our property managers are responsible to ensure all residents are consulted over major works and that the correct procedure is followed; The Commonhold and Leashold Reform Act 2002, Section 151replaces the Section 20 procedure set-out in the Landlord & Tenant Act 1985.
