Residents
Property management is very complex. It requires our staff to have many varied skills and disciplines but to share a passion for property and putting you, the customer, first. Effective property management requires one more thing – it requires you to work closely with us! No managing agent can be effective without your support.
Residents are on site far more frequently than we are so we ask that you let us know of problems as they occur. Apart from our manager’s site visits, we have handymen who visit regularly and we encourage our cleaners and gardeners to report problems as they see them but issues will always occur between each of these visits.
Our managers control all cyclical and routine maintenance works proactively on a Maintenance Plan which ensures all items of plant are checked at regular intervals and all major works are budgeted for over a number of years.
In these modern times, our role is far more than simply maintaining the structure and grounds of the sites we manage. It also involves maintaining harmony between residents and tenants and other user groups.
We welcome your involvement and support in a number of ways:
Service Charge Estimate
Before the start of a new maintenance year, your manager will prepare a draft service charge estimate based on previous known expenditure and forecast increases which will be sent to all residents for comment and approval.
Choice of Contractors
We have no allegiance to any particular contractor so we welcome your suggestions of contractors you would prefer to work on your site. All contractors will have to put in a competitive tender for any works and must be acceptable to the majority of residents. The only exception to this is where quotes have already been obtained and prices are known as this would not be competitive or fair to other companies.
Garden Committees
We use many different grounds maintenance contractors to maintain the gardens around our developments. They are all engaged on similar terms and work to our standard specification (see attached). In our experience however, the sites that look the best are those where we have the involvement of residents thorough a garden committee to direct the grounds maintenance staff during each of their regular visits. Having paid for their time, residents can decide how they want that time to be used in any particular week which can deviate from their standard duties if required.

To achieve these objectives we recognise that we must have the support of at least one resident on each site we manage who shares our vision.
